Notice of Meeting of the Planning Commission

of the City of Richfield Sevier County, Utah

PUBLIC NOTICE IS HEREBY GIVEN that the Planning Commission of Richfield City, Sevier County, Utah, will hold a meeting on Wednesday, July 10, 2024, at the Richfield City Center, Richfield, Utah, commencing at 6:00 p.m.

The agenda for the meeting is as follows: (NOTE: The agenda may be accelerated or the line items may be discussed in any order.)

  1. Roll Call
  2. Conditional Use Permits/Home Occupation Permits
    a. Florine Meacham to request a conditional use permit to operate a short-term rental in a home located at 136 N 300 West, parcel 1-33-9. A C-1 use in an RM-11 zone. #14 of 45 in STR Zone 1.
    b. Dustin Nielsen – To request conditional use permit to operate an ax throwing business at a building located 680 South Cove View Road (former Pepperbellies building). A C-1 use in a CS commercial shopping zone.
    c. Cal Johnson to discuss adding a drive-through to the Richfield Costa Vida location. A C-1 use in a CG (commercial general) zone.
  3. Annexations –
    a. Consider recommending approval of the proposed Shelby GT Annexation filed by Braden Gardner, approximately 12.11 acres at approximately 900 West and 1300 South.
  4. Subdivisions –
    a. Tyson Hansen to request subdivision of property at 158 South 100 East.
  5. Public hearings –
    a. Zoning Ordinance Amendment – Consider ordinance clarifying residential density for all mixed-use developments in Richfield City.
    b. Subdivision Ordinance Amendment – Consider amendment to subdivision ordinance brining it inline with current state law. Policy catalog sent by Kendall.
  6. Action on Public hearings –
    a. Zoning Ordinance Amendment – Recommend approval of ordinance clarifying residential density for all mixed-use developments in Richfield City.
    b. Subdivision Ordinance Amerndment – Consider amendment to subdivision ordinance brining it inline with current state law.
  7. Discussion Items –
    a. Yard Sales – Discuss limitations on duration and number of yard sales allowed in residential zones.
  8. Minutes Approval –
    a. Minutes of June 5 Planning Commission Meeting.
  9. Other Business
