NOTICE OF MEETING OF THE PLANNING COMMISSION

OF THE CITY OF RICHFIELD

SEVIER COUNTY, UTAH

PUBLIC NOTICE IS HEREBY GIVEN that the Planning Commission of Richfield City, Sevier County, Utah, will hold a meeting on Wednesday, August 3, 2022, at the Richfield City Center, Richfield, Utah, commencing at 6:00 p.m.

The agenda for the meeting is as follows:  (NOTE:  The agenda may be accelerated or the line items may be discussed in any order.)

1.       Roll Call

2.         General Plan Discussion      

          A.         Setbacks in residential zones.

          B.         Discuss sign ordinance and possibility of allowing perpendicular signs on Main

                        Street.

          C.         Discuss revised General Plan.

          D.         Landscaping requirements (i.e. water and landscape restrictions).

3.         6:30 p.m.  Public Hearings

            A.         Receive comments concerning a request for rezone affecting property located at

                        approximately 642 South 100 West (Parcel 1-56-23).  The lot is currently zoned

                        RM-11 and CS.  The proposal is to change the lot to one zone, RM-11 (multi-

                        family residential).

            B.         Receive comments concerning a proposal to change the Zoning Code to allow

                        detached accessory dwelling units (casita or guesthouse) for lots being at least

                        10,000 square feet in size in single-family residential zones. 

4.         Action on Public Hearing

            A.         Consider recommending approval of a request for rezone affecting property

                        located at approximately 642 South 100 West (Parcel 1-56-23).  The lot is

                        currently zoned RM-11 and CS.  The proposal is to change the lot to one zone,

                        RM-11 (multi-family residential).

            B.         Consider recommending approval of a proposal to change the Zoning Code to

                        allow detached accessory dwelling units (casita or guesthouse) for lots being at

                        least 10,000 square feet in size in single-family residential zones.

5.         Conditional Use Permits

            A.         Consider approving Dustin Nielsen’s request for a Conditional Use Permit

                        allowing him to operate an indoor recreation facility at 2920 South Mulberry

                        Lane, building 2, units 3 and 4.  (C-1 use, MD zone).

            B.         Consider approving Jacob Robertson’s request for a Conditional Use Permit

                        allowing him to conduct a daycare business to be located at 460 North Main (CS

                        zone, C-2 use).

6.         Expansion of legal non-conforming use.

            A.         Consider approving Kenley Coleman’s request allowing him to build an addition

                        onto his home located at 680 East 200 North (MD zone). 

7.         Development/Project Reviews:

          A.         Review and consider recommending approval of the next phase of 

                        development for the Central Utah Counseling Center campus located on 100

                        East between 200 and 300 South (D zone, C-2 use). 

            B.         Consider recommending approval of an 8-plex apartment building to be located

                        on 500 West between 700 and 800 South.  (RM-24 zone, C-2 use)

            C.         Consider recommending approval of an 8-plex and 6-plex to be known as Cove

                        Mountain Village Apartments located at 350 West between Cove View Road and

                        1300 South.   (RM-24 zone, C-2 use)

8.     Minutes Approval:

            A.         Consider approving minutes of July 6, 2022. 

9.         Other Business
