NOTICE OF MEETING OF THE PLANNING COMMISSIONOF THE CITY OF RICHFIELD CITYSEVIER COUNTY, UTAH PUBLIC NOTICE IS HEREBY GIVEN that the Planning Commission of Richfield City, Sevier County, Utah, will hold a meeting on Wednesday, February 6, 2008, at the Richfield City Center, Richfield, Utah, commencing at 7:00 p.m. The agenda for the meeting is as follows: (NOTE: The agenda may be accelerated or the line items may be discussed in any order.)
1. Planning Commission Chairman presiding.
a. Roll Call.
b. Approval of minutes for the meetings of January 9, 2008, and January 17, 2008.
2. Public Hearings.
a. (7:00 p.m.) Receive comments concerning a proposed amendment to the Zoning Code changing required minimum lot width in the RM-11 zone to 70 feet and changing required side yards in the RM-11 zone to 8 feet on each side.
b. (7:05 p.m.) Receive comments concerning a proposed amendment to the General Plan with its corresponding map and Richfield City’s Land Use Ordinance with corresponding map establishing a new zoning designation for density higher than provided by RM-11 of the current General Plan and Ordinance.
c. (7:10) Receive comments concerning a proposed amendment to the General Plan and zoning map allowing the zoning of the property located at approximately 100 East 900 South to be changed from the RM-11 zone (Multiple Family Residential) to a higher density residential zone.
3. General Plan and Zoning Code Amendments
a. Consider recommending to the City Council that the Zoning Code be amended changing the required minimum lot width and side yards in the RM-11 zone.
4. Home Occupation Permits (Major)
a. Consider the application of Wendy McGee requesting approval to conduct a daycare business at her home located at 192 East Center (RM-11 zone) (C-1 use).
b. Consider the application of Jennifer Sargent requesting approval to conduct a family group daycare at her home located at 145 East 200 North (RM-11 zone) (C-1 use).
5. Business Consideration
a. Review plans and consider recommending to the Council that approval be given for the construction of a building for Mountainland Supply to be located on Red Hills Drive (north of Winkel Distributing) (MG zone – C2 use).
a. Consider recommending that the City Council approve the Petition filed by Whit Cluff and Errol Childs requesting annexationof property located at approximately 1300 South between 500 West and Airport Road.
7. Land Use Management
a. Discuss proposed Sign Ordinance.
