A M E N D E D
NOTICE OF MEETING OF THE PLANNING COMMISSION
OF THE CITY OF RICHFIELD CITY
SEVIER COUNTY, UTAH
 
PUBLIC NOTICE IS HEREBY GIVEN that the Planning Commission of Richfield City, Sevier County, Utah, will hold a meeting on Wednesday, December 7, 2016, at the Richfield City Center, Richfield, Utah, commencing at 6:00 p.m.
 
The agenda for the meeting is as follows:  (NOTE:  The agenda may be accelerated or the line items may be discussed in any order.)
 
1.      Roll Call.
2.      Minute Approval:
         Consider approving Minutes of November 2, 2016.
3.      Public Hearings (6:00 p.m.)
         A.    Receive comments concerning an application for subdivision (lot split)
                 filed by Bijan Talabreza concerning the property located at 1170 South
                 Cove View Road (Royal Inn property) (CS zone). 
         B.    Receive comments concerning an application for a rezone.  The subject
                 property is located at 325 South 100 East.  It requested that the zone be
                 changed from CS (Commercial Shopping) to RM-11 (Multi-family
                 residential).
4.      Major Home Occupation:
         A.    Consider Maigan Biederman’s request for a Major Home Occupation Permit 
                 allowing her to change her daycare business from a Minor Home Occupation
                 to a Major Occupation.  The home is located at 458 West 400 North (R1-10
                 zone, C-1 use)
5.      Subdivision:
         A.    Consider recommending approval of subdivision (lot split) at 1170 South Cove
                 View Road (Royal Inn property) (CS zone). 
6.      Rezone:
         A.    Consider recommending approval of request for rezoning of the property
                 located at 325 South 100 East.  The request is for a change from the CS
                 (Commercial Shopping) zone to RM-11 (Multi-family residential) zone.
7.      Apartment Complex (3-plex):
         A.    Review and consider approval Preston Harward’s plans for construction of a
                 3-plex apartment building to be located at 250 North 300 East (RM-11 zone,
8.      Other Business:
         A.   Discuss possibilities of rezoning or changing the use table to allow a building
                 to create more than four dwelling units in a building located in the D
                 (Downtown) zone.   
9.      Morgan Harward:
         A.  Consider approving or denying placement and setbacks of accessory garage at Morgan
                Harward’s home located
at 872 Southern Hills Vista (R1-10 zone). 
         B.    Discuss General Plan and Master Transportation
