NOTICE OF MEETING OF THE PLANNING COMMISSION
OF THE CITY OF RICHFIELD
SEVIER COUNTY, UTAH
PUBLIC NOTICE IS HEREBY GIVEN that the Planning Commission of Richfield City, Sevier County, Utah, will hold a meeting on Wednesday, February 1, 2023, at the Richfield City Center, Richfield, Utah, commencing at 6:00 p.m.
The agenda for the meeting is as follows: (NOTE: The agenda may be accelerated or the line items may be discussed in any order.)
1. Roll Call
2. General Plan Discussion
A. Discuss RM-24 zone. The following items to be discussed:
i. Discuss minimum/maximum property size limitations on RM-24 zones.
ii. Discuss adding a provision that RM-24 or equivalent density mixed-use
properties are used when applying the 1000’ distance.
B. Discuss possible revisions to the Zoning Code concerning the use of storage
containers/conex boxes in commercial zones.
C. Discuss language allowing mail-order businesses in the retail definition of
allowed uses in the Zoning Code.
3. 6:30 p.m. Public Hearings
A. Receive comments concerning a proposal to amend the Zoning Code by adding
a definition to the Use Table for Accessory Support Services to be allowed in
multi-family zones as a C-1 use.
4. Action on Public Hearings
A. Consider recommending approval of a proposal to amend the Zoning Code by
adding a definition to the Use Table for Accessory Support Services to be
allowed in multi-family zones as a C-1 use.
5. Conditional Use Permits
A. Consider approving a Conditional Use Permit allowing Josie Christensen to
operate a home occupation called Done by Jo at 700 East Center. The business
is for spray tans and nails. (C1-use, R1-10 zone)
B. Consider approving a Conditional Use Permit allowing Chris Nelson to conduct a
business called Main Crates, a crate shop and thrift store, to be located at 108
North Main (D zone, P-2 use).
6. Development Reviews and Approvals
A. Continue review of plans submitted by Scott Hyatt for the construction of a retail building
at the Fiiz/Pizza Hut/Centraom location at 1186 South 100 West (C-1, CG zone). Determine
number of parking spaces and use of right-of-way for one-way drive lane.
B. Review and consider recommending approval of plans for an expansion of the
Jones & Demille offices located at 1535 South 100 West. (CS, C-1 use, and CG
zone, P-2 use).
7. Annexations
A. Consider recommending acceptance of an annexation petition filed by State of
Utah School Trust Lands affecting parcels 4-241-60, 4-241-58, 4-241-59,
4-241-48, 4-241-47, 4-241-88, and a portion of the 800 South Street parcel.
B. Consider recommending acceptance of an annexation petition flied by Richard
Hammon-Mountain State Contractors affecting parcels 4-234-2 and 4-236-38
8. Minutes Approval
A. Consider approving minutes of January 4, 2023.
9. Other Business
